Present Use Valuation (sometimes called “Farm Use” or “Land Use”) establishes the taxable value of the property as based upon its current Agricultural, Horticultural, or Forestry use. This offers a substantial tax reduction but comes with certain liabilities, such as a three-year recapture of deferred taxes (a “back-tax”) and requires participants to meet certain statutory requirements for eligibility.
